Rewiring a house is a major job and will require the services of a skilled electrician.

Over the last decade or so, rules and regulations have altered, so the older your property is the more chance of the existing wiring not meeting the current Part P Building Regulations Electrical Safety Rule. In fact, if your existing wiring is 25-30 years old and hasn’t been upgraded it’s time to call in an electrician.

The cost to rewire a house will be determined by the type of property to be rewired, and if the property is old than a house rewire could be an urgent safety matter.

How much does it cost to rewire a house?

So let’s get down to the nitty gritty, and how much it’s going to cost to get your house rewired* (excluding VAT). (Based on properties not occupied and empty of furniture and carpets)

House rewiring prices depend on the size of the property and how many rooms need to be rewired. According to a Which? Local survey of electricians, to completely rewire an average 2 bed terraced house you’re going to be looking at costs of between £2,300 and £3,500*. To rewire an average 3 bed semi will cost around £3,000 to £4,500, and rewiring costs for an average 4 bed detached will be between £3,700 and £5,500*.

Rewiring a house is a big job. It involves removing all of the old wires and fittings, and installing new wiring and fittings. With the amount of work involved it can take anything from 5 to 15 days depending on the size of the property being rewired. Don’t forget to take into consideration extras, for example if the price includes moving furniture and re-plastering, also whether the property will be occupied or not during the rewire.

Aside from taking into consideration the size of the property, the cost of a house rewire will also be determined by the condition of existing electrics. It’s an extensive project and one that requires the services of an experienced qualified electrician. Rewiring your house should only ever be done by a trained, qualified electrician who is registered with a competent person scheme, such as NAPIT or NICEIC.

Does your property need rewiring?

There are several signs to look out for that could indicate your property needs rewiring.

  • Are your cables black? Modern electrical cables are either white or grey and are insulated by a PVC coating. Black cables were insulated with rubber, a material that naturally decays over time.
  • Do you have an old fashioned fusebox with a wooden back and cast iron switches?
  • Are your light switches round and do you have older round pin sockets?
  • Are there wall mounted light switches in the bathroom?
